Roof Repair Cost per Square Foot
Most roofing repair costs between $3.50 and $11 per square foot, including labor and materials. Asphalt shingles sit at the low end, and tile and slate at the high end. That rate only holds for repairs of about 100 square feet or more. Smaller jobs hit the roofer's minimum charge, so fixing a 10-square-foot patch can work out to $15 to $40 per square foot.

Why the per-square-foot price is misleading on small jobs
Homeowners often ask us why a roofer charged $350 to replace three shingles when the "going rate" is supposedly $5 a square foot. The answer is that much of the cost of a roof repair has nothing to do with the size of the patch.
Before anyone touches a shingle, the crew has to drive out, set up ladders and safety gear, find matching material, and climb up. It takes them about the same time to replace one shingle as to replace twenty. That's why most roofers set a minimum charge, usually $150 to $300, and why tiny repairs look expensive when you divide by square feet.
Per-square-foot pricing starts to make sense at about one roofing square, which is 100 square feet. Below that, budget for the minimum charge plus materials, and ignore the per-foot number.
Roof repair cost per square foot by material
The roofing material has the biggest effect on the rate. Asphalt is cheap and quick to work with. Tile and slate are heavy, break easily when walked on, and need a roofer who knows them, so you pay for skill as well as material.
| Roof type | Per square (100 sq ft) | Per sq ft |
|---|---|---|
| Asphalt shingles Cheapest to repair. Matching an old color is the main headache. | $350–$800 | $3.50–$8 |
| Flat roof (EPDM, TPO, modified bitumen) Low end for a membrane patch, high end if wet insulation has to be cut out. | $250–$1,000 | $2.50–$10 |
| Metal (exposed fastener or standing seam) Screw and sealant fixes are cheap. Replacing whole panels pushes it up. | $300–$1,400 | $3–$14 |
| Wood shakes Labor-heavy. Fewer roofers do it, so expect fewer quotes. | $600–$1,200 | $6–$12 |
| Concrete or clay tile Tiles are cheap, but underlayment repairs mean lifting and resetting them. | $800–$2,000 | $8–$20 |
| Slate Needs a slate specialist. Reclaimed matching slate can be hard to find. | $1,000–$2,500 | $10–$25 |
Compare: a full asphalt shingle replacement runs about $4–$10 per sq ft. See our roof replacement cost estimator.
Cost by repair size
As the repair gets bigger, the cost per square foot comes down, because the setup cost is spread across more roof. These are typical totals for an asphalt shingle roof on a one- or two-story house with a normal pitch.
| Repair area | Example | Typical total | Per sq ft |
|---|---|---|---|
| Under 10 sq ft | A few blown-off shingles | $150–$400 | $15–$40 |
| About 25 sq ft | Patch around a vent or small leak | $250–$600 | $10–$24 |
| 100 sq ft (1 square) | Storm patch or lifted section | $350–$800 | $3.50–$8 |
| 200 sq ft | One slope of a small dormer | $700–$1,600 | $3.50–$8 |
| 500 sq ft | A large section after wind damage | $1,750–$4,000 | $3.50–$8 |
Ranges include tear-off of the damaged area and new underlayment. Rotten decking is extra; see below.
The extras that show up after the shingles come off
Most quotes cover only what the roofer can see. Once the old shingles are off, a few common finds can add to the bill. A good contractor will list these as unit prices in the quote so there are no surprises.
| Add-on | Typical cost |
|---|---|
| Rotten decking, per 4×8 sheet (about $4–$8/sq ft) | $70–$120 |
| Ice and water shield, per sq ft | $1.50–$3.50 |
| Removing an extra layer of shingles, per sq ft | $1–$3 |
| New flashing at a chimney, wall or skylight | $200–$600 per spot |
| Pipe vent boot replacement | $150–$400 |
| Roofer labor, if billed hourly | $50–$120/hr |
Steep or high roofs
Pitches you can't walk on, and anything three stories up, need harnesses and roof jacks. That often adds 10% to 30%.
Hard-to-match shingles
Discontinued colors may mean salvaging shingles from a hidden slope or accepting a visible patch.
Emergency timing
Nights, weekends and the week after a big storm cost more. A tarp for $400 to $1,500 can buy time to get proper quotes.
Where you live
Labor in big coastal metros can run well above the national range. Rural areas are often below it.
A worked example
Say a spring storm peels back a strip of shingles about 10 feet by 12 feet on the back slope of a two-story house. That's 120 square feet of standard architectural asphalt shingles.
- Shingle repair: 120 sq ft × $3.50–$8 = $420–$960
- Two sheets of soft decking found underneath: 2 × $70–$120 = $140–$240
- Two-story access: about 15% on top of the shingle work = $60–$145
Realistic total: about $620 to $1,350. If the roofer quotes $2,500 for this, ask for a line-by-line breakdown. If they quote $300, ask whether that price includes underlayment and decking, because it probably doesn't.
Storm damage like this is often covered by homeowners insurance, minus your deductible. Take photos before anything is repaired. Our storm damage roof repair guide walks through the claim.
When per-square-foot repairs stop making sense
Repair rates and replacement rates are closer than most people expect. Asphalt repairs run $3.50 to $8 per square foot, while a full replacement runs about $4 to $10. On a big enough area, you're paying nearly new-roof prices for a patch on an old roof.
- The damage covers more than about a third of the roof
- Asphalt shingles are 18 to 20 years old or more, curling, or shedding granules
- You've already paid for two or more repairs in the last few years
- Several slopes have soft or sagging decking
If two or more of these apply, get a replacement quote alongside the repair quote. Our repair or replace calculator can help you compare the two.
How to check a roof repair quote
- 1
Ask how many square feet or squares the repair covers, then divide the price by that number.
- 2
Compare the result with the material table above. Remember that small jobs carry a minimum charge.
- 3
Check that the quote lists decking, underlayment and flashing as separate unit prices.
- 4
Ask whether the work carries a written warranty, and for how long.
- 5
Get two or three quotes, and stay off the roof yourself. Measuring from the ground or the attic is enough.

Common questions
How much does it cost to repair 100 square feet of roof?
For asphalt shingles, about $350 to $800, including labor, underlayment and shingles. Metal, tile and slate cost more. Rotten decking underneath adds roughly $4 to $8 per square foot.
What is a roofing square?
A square is 100 square feet of roof surface. Roofers price and order materials by the square, so a quote of $500 per square equals $5 per square foot.
Why was I quoted so much for a tiny repair?
Most roofers have a minimum charge of $150 to $300 to cover travel, setup and safety gear. On a repair of a few square feet, that minimum makes the per-square-foot price look very high, even when the quote is fair.
Is roof repair cheaper per square foot than replacement?
Usually only slightly. Asphalt repairs run about $3.50 to $8 per square foot, and full replacement about $4 to $10. Once repairs cover a large part of the roof, replacement is often the better value.
Does homeowners insurance pay for roof repairs?
Sudden damage from wind, hail or a fallen tree is often covered, minus your deductible. Wear and tear, old age and slow leaks usually aren't.
