How the calculator works

  1. Typical range. Each repair starts from the typical US professional price range in the matching FixHomeCost guide.
  2. Your state. We apply a regional adjustment: about 10% lower in the South, 7% lower in the Midwest, 2% higher in the Mountain West, 18% higher in the Northeast and 20% higher on the West Coast.
  3. Job complexity places your estimate in the lower, middle or upper part of the range.
  4. Labor and materials. We split the estimate using a typical labor share for the trade (about 45% for heating and cooling, 55% to 65% for other trades), then adjust materials for the grade you pick and labor for the timing.
  5. Extras such as permits, haul-away and a contingency are added on top.

How accurate is this home repair cost calculator?

It gives a realistic range, not a quote. It starts from the typical US price range for the job in our guides, then adjusts for your state, how complex the job is, material grade, timing and extras. Local quotes can still differ, so use the result to check quotes, not replace them.

Why is labor such a big part of repair costs?

Most home repairs need licensed trades, travel, insurance and time for diagnosis. For many repairs, labor is about half or more of the bill, and more for small jobs where parts are cheap.

How much should I add for unexpected costs?

A contingency of 10% to 15% is common for repairs where hidden damage is possible, such as leaks, rot or old wiring. For simple part swaps you may not need any.

Are emergency repairs more expensive?

Usually. Night, weekend and holiday calls often cost 1.5 to 2 times the normal labor rate. If it is safe to wait, booking during regular hours saves money.
