1.In the attic or under the roof, trace water trails upward to find where they start.
2.On the roof, check screws near that area: loose screws and cracked rubber washers are the most common leak.
3.Tighten loose screws until the washer is snug (not crushed), or replace them with a slightly larger screw with a new washer.
4.Check overlaps and seams between panels; clean and reseal open laps with a sealant rated for metal roofs.
5.Inspect flashing at ridges, walls, chimneys and pipe penetrations, and reseal or replace damaged pieces.
6.Look for rust spots or holes; small holes can be patched, but badly rusted panels should be replaced.
