Is the water next to the chimney?

In the attic during or right after rain, shine a flashlight on the wood framing around the chimney. Wet wood or drips there point to the flashing.

Signs it's this problem

Stains on the ceiling or wall right next to the chimney or fireplace
Damp or darkened wood around the chimney framing in the attic
Water that appears in wind-driven rain more than in calm rain
Visible gaps, lifted metal or cracked sealant where the chimney meets the roof

Why it happens

Flashing is layered metal (step flashing under the shingles and counter-flashing cut into the brick). Over time sealant dries out, mortar joints crack and metal lifts or rusts, so rain running down the chimney finds a path under the shingles.

How to fix it, step by step

1.During rain, check the chimney framing in the attic with a flashlight to confirm water is entering at the chimney.
2.From a safe position, inspect the step flashing along the sides and the counter-flashing on the brick for gaps or lifted edges.
3.Scrape away old, cracked sealant with a wire brush and let the area dry completely.
4.Apply a continuous bead of roof sealant along the top edge of the counter-flashing and into any open joints.
5.Check the mortar and the chimney cap above the roof; cracked mortar lets water in behind even good flashing.
6.Watch the spot through the next heavy rain. If it still leaks, the flashing needs to be rebuilt by a roofer.

Safety: This work is done on the roof next to a tall obstacle. On steep or two-story roofs, hire a roofer.

Can I just caulk around my chimney?

Sealant can close small gaps for a season or two, but it isn't a permanent fix. Properly installed step flashing and counter-flashing shed water without relying on caulk, which dries and cracks in the sun.

Is a chimney leak always the flashing?

Not always. Cracked mortar, a damaged chimney cap or porous brick can also let water in. If the flashing looks intact, check the top of the chimney next.
